GOOD YEAR FOR FOUNTAIN PRECINCT

Lane Walker, acting on behalf of private clients of LaSalle Investment Management, are pleased to announce that 2007 was an excellent year for one of Sheffield’s most prestigious office buildings, Fountain Precinct.

When solicitors DLA left the building the landlord undertook an extensive refurbishment of the vacant space which included renewal of the air-conditioning system, new suspended ceilings, new lighting, full carpeting, etc. Further investment has occurred in the common areas and with the mechanical and electrical installations within the building.

Clive Stevens, Head of Business Space Department at Lane Walker, says “Fountain Precinct now represents very high quality office space in a prime city centre location with the added benefit of on-site parking if required. There is no doubt it’s prominent and accessible location has been a major factor in attracting occupiers but the quality of the refurbished space and the prestigious address has also been a factor”.

The biggest letting of 2007 was the 11,000 sq.ft taken by accountants PKF, but solicitors Wrigleys (4,000 sq.ft) Co-Op Bank (2,150 sq.ft) and Architects Bond Bryan (4,300 sq.ft) have also recently taken space. This follows on earlier lettings in the building to Siemens, The Computer People and AON. Stevens confirms that a further 8,000 sq.ft is currently under offer with strong interest in other space.

“At a time when most agents would say demand for office space is generally low, Fountain Precinct has somewhat bucked the trend” says Stevens. “There is still around 22,500 sq.ft available in the building in suites from around 4,000 sq.ft but if 2008 is any thing like 2007 I am confident this space will be taken up soon”.
